Do I have to sell if I request an offer?
Absolutely not. There is zero obligation at any point until you sign a purchase agreement. We're here to give you real numbers and real options — what you do with that information is entirely your decision. No pressure, no follow-up if you don't want it.
I already have an offer from another buyer. Can you still help?
That's actually the best time to call us. Bring us the offer. We'll review it with you and tell you honestly whether we can beat it, match it, or whether it's a fair deal you should take. We never waste your time — if another buyer's offer is genuinely the best you'll get, we'll say so.
How is this different from listing with a traditional Realtor?
A traditional listing gets you market exposure but comes with showings, repairs, commissions (typically 5–6%), and an unpredictable timeline. A direct cash sale with us means no repairs, no commissions on your end, no strangers through your home, and a closing date you control. We're unique because we offer both — and help you decide which path puts more in your pocket after all costs are counted.
Will you buy the property as-is? What if it needs major work?
Yes. We buy properties in any condition — cosmetic issues, deferred maintenance, structural concerns, code violations, or full gut renovations needed. You do not need to fix, clean, or stage anything. Our offer accounts for the property's current condition, and we handle everything after closing.
How do you determine what my property is worth?
We look at two numbers: current market value (what it would sell for on the open market in today's conditions) and cash purchase value (what makes sense for a direct sale, accounting for speed and as-is condition). We'll walk you through both so you can make an informed comparison — not just accept a number someone handed you.
Are there any fees or commissions I need to pay?
On a direct purchase, there are no real estate commissions deducted from your proceeds. We do charge a flat $695 General Administrative Fee, due at closing, which covers transaction coordination, title prep, and document processing. This fee is disclosed upfront in your purchase agreement — never a surprise at the table.

The $695 is the only fee on our side for a direct sale. All other closing costs (title, transfer taxes, etc.) are standard and will be itemized in your closing disclosure before you sign anything.

If you choose to list on the open market through Queen Property & Estates instead, standard Realtor commission applies and will be clearly outlined before you commit to anything.
How fast can you close?
On a cash purchase, we can close as quickly as the title company allows — often within a few weeks of agreement. But we don't rush you. If you need more time to plan your next move, we work around your timeline. The closing date is yours to choose.
What if I'm behind on payments, in foreclosure, or dealing with an estate?
These are exactly the situations we're experienced with. Foreclosure timelines, probate sales, inherited properties, tax delinquency — we've navigated all of it. The earlier you reach out, the more options you have. Waiting almost always reduces those options. There is no judgment here — just practical solutions.

Yes. Ramon Queen is a licensed Realtor in the State of Maryland, operating through Queen Holdings, LLC. All transactions are conducted in compliance with applicable state real estate law, fair housing regulations, and TCPA guidelines. How do I access your off-market inventory?
Off-market and wholesale deals are available through our Investor Portal, accessible via the link in the top navigation. Access is by request — we vet all buyers to ensure serious, qualified purchasers only. Click “Investor Access” and submit your buyer profile to request credentials.
What types of deals do you wholesale?
We work primarily with distressed properties, absentee-owner situations, probate, and tax-delinquent properties in the DMV area. Deals are priced to reflect ARV minus rehab, with assignment fees disclosed upfront. We don't bury the margin — what you see in the deal analysis is what it is.
Do you co-wholesale or work with other investors and agents?
Yes. We actively partner with Realtors and investors who have verified buyer lists or end-buyers in the DMV market. Co-wholesale arrangements and referral fee agreements are available. Reach out directly at Rqueen@queenpropertyandestates.com to discuss partnership terms.
What does your deal process look like from contract to close?
We use standard assignable purchase contracts. Once a property is under contract, it is listed in the Investor Portal with full deal analysis (ARV, rehab estimate, asking price, photos, comps). Buyers review, submit their interest, and we assign the contract. EMD requirements and inspection periods are disclosed per deal. We close through a licensed title company with full documentation.
What proof of funds or qualification is required?
All buyers in our investor network are required to provide proof of funds or pre-approval documentation before accessing active deal files. This protects our sellers and ensures every deal that moves forward has a serious, capable buyer behind it. We do not work with daisy-chain arrangements or unverified assignments.
